Avoid this costly mistake when buying a home

You’ve done the hard work. You met with a lender, submitted your tax returns, and finally got that golden ticket: The Pre-Approval Letter. It feels like you’re at the finish line, right? Time to celebrate by picking out that new sectional or financing a sleek new SUV to park in your future driveway?

Stop right there. 🛑

The Danger of the “Mid-Process Purchase”

As I mention in the video, a pre-approval isn’t a guaranteed “all clear.” It is a snapshot of your financial health at a specific moment in time. Between the day you go under contract and the day you sign the closing papers, your lender will likely pull your credit one last time.

If you’ve taken out a new loan or added a hefty monthly payment to your credit card, you risk shifting your Debt-to-Income (DTI) ratio.

The Reality Check: Even a small change in your DTI can disqualify you from the loan you were originally promised. This doesn’t just mean a higher interest rate—it could mean losing the house entirely.

3 Rules to Live By Until You Have the Keys 🔑

To ensure your closing goes off without a hitch, follow the “Financial Fast”:

  • Don’t Open New Credit: This includes “0% interest” furniture store offers or new credit cards.
  • Don’t Make Large Purchases: Even if you’re paying cash, a sudden drop in your savings can raise red flags for underwriters.
  • Don’t Co-sign for Anyone: Taking on someone else’s potential debt counts against you just like it’s your own.

The Bottom Line

The rule is simple: Wait until after closing. That new car or living room set will look much better inside a house you actually own.
